Welcome. These Terms of Service ("Terms") govern your use of hausofsanctuary.com (the "Site"), operated by Eridania M. Bonilla ("Eri," "I," "we"), a North Carolina–licensed REALTOR® affiliated with Better Homes and Gardens Real Estate Paracle. By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
1. What this Site is
The Site shares educational articles, guides, quizzes, a step-by-step moving plan, and related resources about homes and neighborhoods in Charlotte, North Carolina, and offers ways to contact me or join my email list.
2. Not professional advice; no client relationship
Everything on the Site is general information, not legal, tax, financial, or individualized real-estate advice. Program figures, prices, rates, and market conditions change; always verify current terms with the administering agency or a qualified professional. Reading the Site, taking a quiz, or downloading a guide or the plan does not create an agency relationship between us. In North Carolina, agency relationships are formed only by written agreement, consistent with the NC REALTOR® "Working With Real Estate Agents" disclosure.
3. Your submissions
When you submit a form (contact, quiz or newsletter sign-up), you agree to provide accurate information and consent to being contacted at the email or phone number you share. You can opt out of emails at any time via the unsubscribe link. See the Privacy Policy for how information is handled.
4. Intellectual property
The Site's content — text, imagery, artwork, design, guides, and video — belongs to Haus of Sanctuary / Eridania M. Bonilla unless otherwise noted, and is protected by copyright and trademark law. You may share links and brief quotations with attribution; you may not republish, scrape, or commercially reuse substantial portions without written permission. "Better Homes and Gardens Real Estate" marks belong to their owner and are used under franchise affiliation.
5. Acceptable use
- Don't use the Site for anything unlawful, deceptive, or harmful.
- Don't attempt to disrupt, probe, or gain unauthorized access to the Site or its services.
- Don't submit forms with false identities or automated spam.
6. Third-party services and links
The Site links to and embeds third-party services (for example: Calendly for scheduling, MailerLite for email, social platforms such as Instagram, TikTok, and YouTube, and my brokerage listing site). Those services have their own terms and privacy policies; I'm not responsible for their content or practices.
7. AI-assisted content
Some published imagery and video is AI-generated (including AI renderings of Eri's own likeness and voice) and is disclosed as such where it appears. It is illustrative, not a depiction of a specific property offered for sale unless expressly stated.
8. Disclaimers and limitation of liability
The Site is provided "as is" without warranties of any kind, express or implied. To the fullest extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of the Site. Nothing in these Terms limits liability that cannot be limited under applicable law.
9. Fair housing
We support and comply with the Fair Housing Act and Equal Housing Opportunity. Nothing on this Site should be read as expressing a preference or limitation based on any protected class.
10. Changes
These Terms may be updated from time to time; the effective date above reflects the current version. Continued use of the Site after changes means you accept the updated Terms.
