The lowest entry price on the hub and the shortest suburban drive to Uptown, with one road about to be rebuilt. The numbers by town, the tax worked out, what is physically there, and the trade-off, for people deciding between the east side, Ballantyne and the north.
Matthews and Mint Hill are two towns on the east and south-east side of Mecklenburg County, outside Charlotte's limits but inside the I-485 ring. Typical sales were $506k in Matthews and $553k in Mint Hill, on about 820 homes a year between them, the lowest prices of the six areas we compare. Combined county and town tax is 77.22¢ per $100 in Matthews, a shade above Charlotte's 76.68¢, and 71.77¢ in Mint Hill: $5,792 and $5,383 a year on a $750,000 assessment.
Downtown Matthews is 19 minutes from Uptown and 35 from the airport on a free-flow map estimate; Mint Hill Town Hall is 22 and 37. The trade-off is the road: NCDOT's US-74 Express Lanes project will rebuild Independence Boulevard from Idlewild Road to I-485, years of construction on the main corridor to Uptown.

Novant Health Matthews Medical Center, 177 beds on Matthews Township Parkway, has been there since 1994, and Four Mile Creek Greenway runs 3.3 miles through the town. We found no large new for-sale community in Matthews on a readable builder page; what was listed via search was 55-plus townhomes.

Every parcel in the two towns pays Mecklenburg County's 49.27¢ per $100 of assessed value for FY2025-26, plus the town's rate: Mint Hill 22.50¢, Matthews 27.95¢. Rate × assessed value ÷ 100:
| Assessed value | Mint Hill 71.77¢ | Matthews 77.22¢ | Charlotte 76.68¢, for scale |
|---|---|---|---|
| $506,000, Matthews's typical sale | $3,632 | $3,907 | $3,880 |
| $553,000, Mint Hill's typical sale | $3,969 | $4,270 | $4,240 |
| $750,000 | $5,383 | $5,792 | $5,751 |
| $1,000,000 | $7,177 | $7,722 | $7,668 |
Fire-district, solid-waste and vehicle fees are set town by town and are not in the table; last year's bill on the parcel is the one to read. The calendar: the county's FY2027 rate was adopted unchanged at 49.27¢ on 2 June 2026, and the two towns' FY2027 rates were not found on readable pages, so the town halves above are FY2025-26. Mecklenburg reappraises in 2027 and mails notices early that year, after which the county and each town set new rates against the new values; the bill you see now is the floor of a range, not a fixed cost.

From downtown Matthews it is 11.9 miles and about 19 minutes to Trade and Tryon, and 19.9 miles and about 35 minutes to the Charlotte Douglas terminal; from Mint Hill Town Hall, 12.8 miles and 22 minutes, and 20.8 miles and 37, all on a free-flow routing run on 12 October 2026. Uptown is up US-74; the airport is around I-485 to the south and west, which is why the airport number is nearly double the Uptown one.
The rebuild changes the first of those. NCDOT's US-74 Express Lanes project will add one express, one general-purpose and one auxiliary lane each way between Idlewild Road and I-485, which is a better road when it is finished and a work zone until then. If the week has Uptown days in it, drive Independence at 8 a.m. now, and plan for it to be worse before it is better. No published point-to-point peak matrix exists; CRTPO maps tract-average commutes, most in the 21-to-30-minute band.
For the same price band with an interstate instead of a boulevard, Huntersville is 21 minutes to Uptown at $576k. For the same ring-road geography at a higher price, Ballantyne is 26 to both at $644k.
