The numbers

What does a home cost in Waxhaw, Marvin and Weddington?

One ZIP, two markets. Redfin's town rows put Waxhaw around $584k on about 350 sales and Weddington around $1.14M on about 170, so the ZIP's $731k is the average of a town with a main street and a town that is mostly larger lots. Marvin is not broken out as a town row. For the six-area view, go up to where to live in Charlotte.

What's there

What is actually in Waxhaw, Marvin and Weddington?

  • Downtown WaxhawThe town's historic main street and the centre everything is measured from. Cane Creek Park, about 1,050 acres around a roughly 350-acre lake, is the county's large park south of town, per the Town of Waxhaw.
  • MillbridgeThe master-planned community on Waxhaw's edge: about 900 acres and roughly 2,000 lots (Ardurra, the expansion's engineer). Lennar has said it is building about 270 homes there. H.C. Nesbit Park, about 40 acres, sits beside it. This is where most "Waxhaw new construction" searches land.
  • Atrium Health Union WestA 40-bed hospital that opened on 23 February 2022, the first new hospital in the Charlotte area in more than 30 years, built to serve the western county. Novant's 36-bed Ballantyne Medical Center is the next one north.
  • The roadsNo interstate. NC-16 runs north to the I-485 ring; US-74 is the east–west corridor. The I-485 ring is the first highway you reach.
  • Weddington and MarvinTwo incorporated towns on the north side of the ZIP, each with its own hall and its own rate: Weddington's 3.5¢ now includes solid-waste collection; Marvin's 5.63¢ came down 2.37¢ after the 2025 county reappraisal.

The honest trade-off

What do you give up for the lot and the lower tax?

Three things, and none of them is hidden; they are just not in the listing photos.

  • Wells and septicThe Village of Marvin's own utilities page says it plainly: "Many Village residents have a septic tank and well," with county water and sewer provided only where a connection is available. Union County's water utility says the same of its service area. On an acreage lot that is normal, and it changes the due-diligence list: a well test, a septic inspection and the permit history go in before the offer, not after. The mistakes list has the sequence.
  • The distanceDowntown Waxhaw is the farthest of the six areas from the airport, 27 miles and 47 minutes with no traffic, and 39 to Uptown. Weddington cuts that to 28 and 33. If the week has two Uptown days and a flight, the difference between the north and south of this ZIP is real; drive it at 8 a.m. before you choose a street.
  • The reappraisal cycleUnion County reappraised effective 1 January 2025, and the county's 43.42¢ rate was set 1.82¢ above revenue-neutral after it. The next reappraisal date is not published on a readable county page, so plan on the bill moving when it comes, and read the rate and the value together, never one alone.

The tax, worked out

What is the property tax in Waxhaw, Marvin and Weddington, on a real number?

Every parcel in the ZIP pays Union County's 43.42¢ per $100 of assessed value for FY2025-26, held for FY2027, plus the town's rate: Weddington 3.5¢, Marvin 5.63¢, Waxhaw about 29¢. Rate × assessed value ÷ 100, at the prices this ZIP actually trades at:

Assessed valueWeddington 46.92¢Marvin 49.05¢Waxhaw 72.42¢
$731,000, the ZIP's typical sale$3,430$3,586$5,294
$750,000$3,519$3,679$5,432
$1,000,000$4,692$4,905$7,242
$1,140,000, Weddington's typical sale$5,349$5,592$8,256

Fire districts are extra and differ by town: figures found via search put the Waxhaw fire district at 5.13¢, Wesley Chapel, which covers Weddington, at 4.5¢, and the Providence volunteer department serving Marvin at $75 per improved parcel; the county's own chart was not readable, so treat those as approximate and read them off last year's bill on the parcel. Solid waste is inside Weddington's 3.5¢ and billed separately elsewhere.

The calendar matters here because the county just moved. Union County reappraised effective 1 January 2025 and adopted 43.42¢ on 16 June 2025, 1.82¢ above the revenue-neutral 41.6¢; Marvin cut its rate 2.37¢ after the same reappraisal and Weddington set 3.5¢ as net revenue-neutral. On 16 June 2026 the county held 43.42¢ for FY2027. The next reappraisal date is not published on a readable county page, so plan on the bill moving when it comes, and read the rate and the value together, never one alone. Mecklenburg, across the line in Ballantyne, reappraises in 2027.

The drive

How far are Waxhaw, Marvin and Weddington from Uptown and the airport?

From downtown Waxhaw it is 23 miles and about 39 minutes to Trade and Tryon, and 27.3 miles and about 47 minutes to the Charlotte Douglas terminal; from Weddington Town Hall, 16 miles and 28 minutes, and 20.9 miles and 33; from Marvin Village Hall, 21.5 miles and 34 minutes to Uptown and 19.6 miles and 34 to the airport, all on a free-flow routing run on 12 October 2026. There is no interstate in the ZIP: NC-16, Providence Road, runs north to the I-485 ring, and US-74 is the east–west corridor. The ring is the first highway you reach, and everything south of it is a two-lane and four-lane road with lights.

That is why the spread inside one ZIP is eleven minutes to Uptown and fourteen to the airport, and why the 8 a.m. version of those numbers is worth driving before you pick a street. No published point-to-point peak matrix exists; CRTPO, the regional planning body, maps tract-average commutes, most in the 21-to-30-minute band. For scale, Ballantyne, the next area north on the same road, is 26 minutes to both.

Before you offer

What should you check before you offer on a house in Waxhaw or Marvin?

The acreage list is longer than the city list, and most of it costs nothing to ask.

  • Well and septic, or county water and sewerThe Village of Marvin says plainly that many residents have a septic tank and well, with county service only where a connection is available. Ask which the parcel is on; if it is well and septic, the well test, the septic inspection and the permit history go in before the offer, and the repair budget goes next to them.
  • Which town, and which fire districtWeddington, Marvin and Waxhaw bill three different town rates, and the fire district is a separate line again. Read the jurisdiction lines on last year's bill; on a $1,000,000 house the difference between Weddington and Waxhaw is $2,550 a year before fire.
  • The HOA on a new lotMillbridge and the other master-planned communities sell with covenants, dues and architectural rules. Read them, and the builder's contract, before the deposit; on a Lennar or similar new build, ask what the lot premium and the options add to the base price.
  • The floodplain and the lotOn an acreage lot, look the address up on the FEMA Flood Map Service Center, walk the boundary against the survey, and ask what easements cross it.
  • The school boundary by addressUnion County Public Schools assigns by address and changes assignments; check the house, not the subdivision, and expect the answer to carry no opinion from us. The mistakes list has the order.
