Living in Lake Norman, NC: what a home costs in Mooresville, why the tax bill depends on the town line, and how far it really is.

Lake Norman is the strongest "living in" search of any Charlotte area, and the answer is two markets with two tax bills. The numbers, the town-line rule, what is physically there, and the trade-off, for people deciding between the lake, Ballantyne and the north Mecklenburg towns.

The short answer

Mooresville's lake side is ZIP 28117 in Iredell County, 27 miles north of Uptown on I-77. The typical sale there was $644k on about 820 homes a year; the Iredell shoreline itself is a separate market at about $1.30M on roughly 200 sales. The most useful fact on this page is the town line: outside Mooresville the county charges 50¢ per $100, or $3,750 on a $750,000 assessment, while inside the town and the Mooresville Graded School District the combined rate is $1.1386, or $8,540 on the same house.

Downtown Mooresville is 39 minutes from Uptown and 51 from the airport on a free-flow map estimate, the longest airport drive of the six areas we compare. The lake covers more than 32,000 acres; a dock needs a Duke Energy permit. Iredell reappraises on 1 January 2027.

Typical sale: Redfin, Jun 2025–May 2026. Tax: FY2025-26, per $100 of assessed value, county + town + school district only. Drive: OSRM free-flow routing, 12 Oct 2026. Sources at the foot of the page.

The numbers

What does a home cost in Mooresville and on Lake Norman?

Three Redfin rows, three answers: the Town of Mooresville row is $435k on about 920 sales because the town spans more than one ZIP; the lake-side ZIP, 28117, is $644k on about 820; the "Lake Norman of Iredell" shoreline row is about $1.30M on roughly 200. For the six-area view, go up to where to live in Charlotte.

The same $750,000 house costs $4,790 a year more in tax inside the town and the school district than outside both. Fire-district rates (9¢ in the all-county district per the FY2026 budget highlights), the downtown service district and county fees are extra.

Drive, free-flow, centre to centre (OSRM, 12 Oct 2026): downtown Mooresville 39 min / 27.2 mi to Trade & Tryon and 51 min / 33.4 mi to the CLT terminal. These are the off-peak floor; no published morning-peak figures exist.

Inside or outside the line

Why does the tax bill in 28117 depend on which side of the town line you are on?

Because three bodies can bill the same parcel, and 28117 contains every combination. Iredell County charges 50¢ per $100 of assessed value everywhere in the county, unchanged for 2025 and 2026 per its rates table. The Town of Mooresville adds 48.36¢ inside its limits, its seventeenth year of a steady or decreased rate. And the Mooresville Graded School District, with its own boundary, adds a 15.5¢ supplement inside its lines, which do not match the town's.

So a lakefront parcel in unincorporated Iredell outside the district pays 50¢; the same value a mile away, inside both, pays $1.1386. On the typical $644,000 sale that is $3,220 against $7,333 a year. On the shoreline's $1.30M it is $6,500 against $14,802. No other area on the hub moves this much on one street.

Which side you are on is a parcel fact, not a neighbourhood one. Ask for last year's bill and read the jurisdiction lines on it, then confirm the school-district boundary separately, because the 15.5¢ follows its own map. The same boundary decides which district assigns the house a school, the other reason to check it by address.

The honest trade-off

What do you give up for the lake?

Four things, and the first one is the clock.

  • The airportDowntown Mooresville is 33.4 miles and 51 minutes from the CLT terminal with no traffic, the longest airport drive of the six areas we compare, and 39 minutes to Uptown. If the week has a flight in it, weigh that number against the water.
  • The school supplementInside the Mooresville Graded School District the bill carries a 15.5¢ supplement on top of the county's 50¢, and inside the town 48.36¢ more. In-town, in-district, $1.1386 is the highest combined rate on the hub by a wide margin; outside both lines, 50¢ is the lowest.
  • The dockDuke Energy manages the shoreline under the Catawba-Wateree Shoreline Management Plan, and a dock needs a Duke Energy lake-use permit, valid for one year, per the company's permit FAQ (read via search; the page was not readable at publication). A listing's dock is only yours to keep if its permit is in order.
  • The 2027 reappraisalIredell's next revaluation takes effect on 1 January 2027, per the county. Lakefront and inland values do not move together; read the current bill as the floor of a range.

What is the property tax in Mooresville, on a real number?

Rate × assessed value ÷ 100, three rates, three values. The columns are the three positions a 28117 parcel can be in; the rows are the typical sale, a round $750,000, and the shoreline's typical $1.30M.

$750,000$3,750$4,913$8,540
$1,000,000$5,000$6,550$11,386
$1,300,000, the shoreline's typical sale$6,500$8,515$14,802

Fire districts are extra: the all-county fire district is 9¢ per the county's FY2026 budget highlights; the Mount Mourne and Shepherds districts on the lake side show 0¢ on the rates table. Downtown parcels can also carry the 14¢ municipal service district. None of those are in the table, which is why the bill on the parcel is the only one to trust.

The calendar: the county held 50¢ for 2025 and 2026; the town's FY2025-26 rate was adopted flat at 48.36¢, and we could not find the FY2026-27 town rate on a readable page. The revaluation takes effect 1 January 2027. Mecklenburg reappraises the same year, so a buyer comparing the lake with Cornelius or Davidson is comparing two bills that both move in 2027.

The drive

How far is Lake Norman from Charlotte and the airport?

From downtown Mooresville it is 27.2 miles and about 39 minutes to Trade and Tryon, and 33.4 miles and about 51 minutes to the Charlotte Douglas terminal, on a free-flow routing run on 12 October 2026. The road is I-77 the whole way to the ring, and the I-77 Express Lanes run 26 miles from Exit 11 in Charlotte to Exit 36 at NC-150, Mooresville's own exit, opened in 2019.

The Express Lanes are tolled with demand-based dynamic pricing, managed to a 48 mph minimum; vehicles with three or more people ride free with an NC Quick Pass in HOV mode, per the operator. The free lanes run beside them. So the honest answer is a range: 39 minutes is the floor on an empty road, the free lanes at 7:45 a.m. are slower, and the toll lane is a daily cost that depends on the hour. No published point-to-point peak matrix exists; the regional planning body maps tract-average commutes, most in the 21-to-30-minute band.

For a shorter drive, Cornelius, Huntersville and Davidson sit on the Mecklenburg side of the same lake, 21 to 31 minutes from Uptown; Ballantyne is 26 to both at the same $644k.

Before you offer

What should you check before you offer on a house in Mooresville?

The list is longer here, because the lake adds a landlord and the town line adds a bill.

  • Which lines bill the parcelTown or county, and in or out of the Mooresville Graded School District. Read the jurisdiction lines on last year's bill and confirm the district boundary at the address. The difference on a $750,000 house is $4,790 a year.
  • The dock permitIf the listing has a dock, a seawall or a lift, ask for the Duke Energy lake-use permit and whether the structure matches it. A dock without a current permit is a conversation with Duke, not a feature.
  • Water, sewer and the floodplainOutside the town limits, confirm whether the parcel is on municipal water and sewer or on a well and septic; if the latter, the well test and septic inspection go in before the offer. Look the address up on the FEMA Flood Map Service Center.
  • The HOA and the slipWhere a community sells with an assigned slip or a shared dock, read the covenants for what is deeded, what is assigned and what is first-come; a slip is only yours if the documents say so.
  • The 8 a.m. driveDrive I-77 south at the hour you would commute, in the free lanes and in the toll lanes, and price the toll into the budget. The mistakes list has the order.
