Moving to Charlotte: where to live, by price, drive and what's there.

The six areas where most of the $500k–$1.5M market trades, compared on the numbers that decide a move: the typical sale, the drive to Uptown and the airport, the property tax on the same $750k house, and the trade-off nobody puts in a listing.

The short answer

Most of Charlotte's $500k–$1.5M market trades in six areas. South of the city, Waxhaw, Marvin and Weddington are the largest single ZIP in the band: a typical sale of $731k on about 1,000 homes a year. Ballantyne sits inside the city limits at $644k, 26 minutes from both Uptown and the airport. Myers Park and Eastover are the top of the in-town market at $1.25M. North on I-77, Huntersville, Cornelius and Davidson trade from $576k to $653k by town, and Mooresville on Lake Norman at $644k. East, Matthews and Mint Hill run $506k to $553k.

Property tax inside Charlotte is 76.68¢ per $100 of assessed value; Weddington's combined rate is 46.92¢. Choose by budget, by the drive you will actually make, and by whether you want land, new construction, a 1920s street or the lake.

Prices are Redfin's typical sale, Jun 2025–May 2026. Tax rates are FY2025-26, per $100 of assessed value, county + town only. Drive times are free-flow map estimates. Every figure is sourced at the foot of the page.

Area by area

What each part of Charlotte is, in facts.

i.

Where do you live south of Charlotte if you want land and new construction?

Waxhaw, Marvin and Weddington, in Union County. ZIP 28173 is the largest single ZIP in the region's $500k–$1.5M band: a typical sale of $731k on about 1,000 homes a year. Inside that one number, the three towns trade differently. Redfin's town rows put Waxhaw around $584k on about 350 sales and Weddington around $1.14M on about 170, so the ZIP's typical sale is an average of two markets.

Millbridge, the master-planned community off Waxhaw's edge, runs to about 900 acres and roughly 2,000 lots, which is where most of the new construction search lands. Atrium Health Union West, a 40-bed hospital, opened in February 2022 to serve the western county. There is no interstate: NC-16 and US-74 are the roads to the city. Property tax is the lowest of the six in Weddington (46.92¢ combined) and Marvin (49.05¢), and about 72.42¢ in the town of Waxhaw.

ii.

Is Ballantyne the right part of Charlotte for a shorter drive?

Of the suburban-scale areas, yes: Ballantyne is 26 minutes from Uptown and 26 from the airport on a free-flow estimate, with I-485 at Johnston Road. ZIP 28277 traded at a typical $644k on about 950 sales a year, the second-largest ZIP in the band after Waxhaw's.

What is physically there is a planned district, not a town. The corporate campus holds 4.4 million square feet of office. Ballantyne Reimagined, the redevelopment that broke ground in 2021, has delivered Stream Park and the TD Amphitheater (2023), The Bowl's tenants (2024–25), a 26-storey apartment tower (late 2025) and a Wegmans opening 14 October 2026. Novant Health Ballantyne Medical Center, 36 beds, opened in 2023. The Lower McAlpine, McMullen and Four Mile Creek greenways run 7.3 miles through it. The trade-off is the tax line: Ballantyne is inside Charlotte, so it carries the city's 76.68¢ combined rate, the highest of the six, with a county revaluation due in 2027.

iii.

What does Mooresville and Lake Norman offer, and what does it cost in tax?

The lake, first: more than 32,000 acres, the largest man-made body of water in North Carolina, created when Cowans Ford Dam went up from 1959. Lake Norman State Park covers about 17 miles of the northern shoreline with a boat launch and a swim beach. Mooresville's downtown is an accredited NC Main Street district, Lowe's keeps its principal executive offices on Lowes Boulevard, and Duke Health Lake Norman Hospital sits on Fairview Road. The I-77 Express Lanes end at NC-150, Exit 36.

ZIP 28117 traded at a typical $644k on about 820 sales; the Iredell shoreline itself is a different market, about $1.30M on roughly 200. The tax line depends on the parcel: county-only 28117 is 50¢ per $100, while inside the town and the Mooresville Graded School District it is $1.1386, with the 15.5¢ school supplement and the town's 48.36¢ on top of the county's 50¢. A dock needs a Duke Energy lake-use permit. The airport is 51 minutes away, free-flow.

iv.

Why does Myers Park cost twice what the suburbs do?

Because there is no more of it. ZIP 28207 traded at a typical $1.25M on about 180 sales a year, the smallest count on this page. Myers Park is a historic district on the National Register, planned by John Nolen and E.S. Draper on a 1911 plan, with a period of significance from 1900 to 1974 and boundaries that run roughly along NC-16, East and West Queens Road and Lillington Avenue. The housing stock is pre-war, and what gets built is infill, one lot at a time; there is no new community to buy into.

What you get for the price is the drive: 8 minutes to Uptown and 21 to the airport, free-flow. Little Sugar Creek Greenway runs 17-plus miles from Brevard Street to the state line and passes through. Novant Health Presbyterian Medical Center, 583 beds on Hawthorne Lane, has been on that campus since 1918. Tax is the city's 76.68¢, which on the typical sale is $9,585 a year.

v.

Which north Charlotte town has the most homes for sale: Huntersville, Cornelius or Davidson?

Huntersville, by a wide margin: about 1,230 sales a year at a typical $576k. Cornelius followed with about 540 at $591k and Davidson about 330 at $653k. Together the three lake towns moved about 2,100 homes in twelve months, more than any other area on this page. All three sit on I-77 north of the I-485 ring; the Express Lanes run 26 miles from Exit 11 to Exit 36 and are tolled with dynamic pricing, free for HOV3+ with an NC Quick Pass.

What is there: Birkdale Village at Birkdale Commons Parkway and Sam Furr Road; Davidson College, founded 1837, with 2,073 students; Novant Health Huntersville Medical Center, 139 beds, since 2004. Lake access is public at Blythe Landing on NC-73 (six ramps) and Ramsey Creek Park on Nantz Road (four ramps and a fishing pier). Combined tax runs from Cornelius's 66.58¢ to Davidson's 75.87¢.

Living in Huntersville, Cornelius & Davidson
vi.

What do Matthews and Mint Hill offer at $506k to $553k?

The lowest entry on this page and the shortest suburban drive to Uptown: 19 minutes from downtown Matthews and 22 from Mint Hill's Town Hall, free-flow. Matthews traded at a typical $506k on about 370 sales; Mint Hill at $553k on about 440. Neither has a large new community for sale that we could find on a readable builder page, though David Weekley lists Whitley Preserve in Mint Hill as about to begin.

Four Mile Creek Greenway runs 3.3 miles through Matthews. Mint Hill Veterans Memorial Park on Fairview Road covers more than 50 acres with turf fields, tennis and disc golf. Novant Health Matthews Medical Center has 177 beds (1994); Novant Health Mint Hill Medical Center, 36 beds, opened in 2018. The trade-off is the road: NCDOT's US-74 Express Lanes project will rebuild Independence Boulevard from west of Idlewild Road to I-485 with an added express lane, a general-purpose lane and an auxiliary lane each way, which means years of construction on the main corridor to Uptown. Tax is 77.22¢ in Matthews and 71.77¢ in Mint Hill.

How to choose

Five questions that sort the six areas faster than any ranking.

1

Budget

Set it against the typical sale, not the asking price. At $500k–$600k the volume is in Matthews, Mint Hill and Huntersville. At $650k–$750k it is Waxhaw, Ballantyne, Mooresville and Davidson. Myers Park starts where the others end. For the same budget across four areas, read what $700k buys.

2

The drive

Decide where you will go five days a week, then look at the column. Uptown favours Myers Park, Matthews and Huntersville. The airport favours Ballantyne and Myers Park. Nothing south of the I-485 ring is under 26 minutes free-flow, and the morning adds to that.

3

Lot size

Union County and Lake Norman are where land is. Marvin's own utilities page says many parcels are on a well and septic, which is the price of acreage. Inside the ring, lots are what the 1920s plat drew.

4

New or 1920s

New construction is in Millbridge (Waxhaw), Harris Farms (Mooresville) and the I-77 towns. Myers Park is a National Register district with infill only. Ballantyne is a planned district with a redevelopment under way, neither a new community nor an old plat.

5

The lake

If the water is the point, it is Lake Norman: Mooresville's 28117 at $644k, the Iredell shoreline at about $1.30M, or Cornelius and Davidson on the Mecklenburg side. Check the parcel's tax district before you fall for the dock.

Moving to Charlotte, NC: where should I live?

Start with the six areas on this page, because that is where most of the $500k–$1.5M market trades: Waxhaw, Marvin and Weddington ($731k typical sale), Ballantyne ($644k), Mooresville and Lake Norman ($644k), Myers Park and Eastover ($1.25M), Huntersville, Cornelius and Davidson ($576k–$653k by town) and Matthews and Mint Hill ($506k–$553k). Then narrow by the drive you will make and whether you want land, new construction, a historic street or the lake. The quiz does this in a minute.

What are the best suburbs of Charlotte, NC for families?

We do not rank areas by who lives in them, and no honest page can. What we can give you is the measurable part of the question. For more house and land per dollar, Union County (Waxhaw, Marvin, Weddington) and Lake Norman have the lots, with the caveat of well and septic on some parcels. For new construction, Millbridge in Waxhaw, Harris Farms in Mooresville and the Huntersville communities are where it is being built. For the assigned public schools, look up the exact address: CMS (Mecklenburg), Union County Public Schools, Iredell-Statesville and Mooresville Graded.

Is Waxhaw, Lake Norman, Matthews or Huntersville safe?

We do not rate areas, and we will not characterise one for you; that is both the law and the only honest answer. Public incident data is published by address and date by the Charlotte-Mecklenburg Police Department's open-data portal for the city and by each county sheriff's office for the towns outside it. Look up the specific street you are considering, at the hour you would be home, and ask the same question of the street you live on now.

Which Charlotte suburbs have the lowest property tax?

Weddington, at 46.92¢ per $100 of assessed value (county 43.42¢ + town 3.5¢), and Marvin at 49.05¢, both in Union County; on a $750,000 assessment that is $3,519 and $3,679 a year. Unincorporated parts of Mooresville's 28117 pay Iredell County's 50¢ alone. Inside Charlotte's city limits the combined rate is 76.68¢ ($5,751 on $750k), and inside Mooresville with the school-district supplement it is $1.1386 ($8,540). Rates are FY2025-26, county + town only, before fire-district and solid-waste fees.

How far is Waxhaw, Lake Norman or Ballantyne from Uptown Charlotte?

Free-flow, from the centre of each: Myers Park 8 minutes, Matthews 19, Huntersville 21, Mint Hill 22, Ballantyne 26, Weddington 28, Cornelius 29, Davidson 31, Marvin 34, downtown Waxhaw 39, Mooresville 39. To the airport terminal: Myers Park 21, Ballantyne 26, Huntersville 33, Weddington 33, Marvin 34, Matthews 35, Mint Hill 37, Cornelius 40, Davidson 42, Waxhaw 47, Mooresville 51. These are OSRM map estimates with no traffic; no published morning-peak matrix exists for these centres, so drive it yourself before you decide.

Is there a map of Charlotte neighborhoods by price?

The map above places the six areas on the real geography with their typical sale and drive times, and the table carries the typical sale for each: $506k in Matthews at the low end to $1.25M in Myers Park at the top. For a block-by-block price map use the MLS search; for the pattern, this page is the map.
