Search "Ballantyne" and you get hotels and a spa. This page is about the houses: the $644k typical sale, the city tax bill worked out, the 26-minute drive to Uptown and to the airport, and the one trade-off the listing photos never show.
Ballantyne is ZIP 28277, inside the Charlotte city limits at the south end of the I-485 ring. The typical sale there was $644k on about 950 homes a year, the second-largest ZIP in the region's $500k–$1.5M band after Waxhaw's. Because it is inside the city, the property tax is Charlotte's: 76.68¢ per $100 of assessed value, or $5,751 a year on a $750,000 assessment, plus the city's $120.30 curbside fee.
The drive is the reason people choose it: 26 minutes to Uptown and 26 to the airport on a free-flow map estimate, with I-485 at Johnston Road. The trade-off is that 76.68¢ is the highest combined rate of the six areas we compare, and Mecklenburg's next revaluation lands in 2027.
Typical sale: Redfin, Jun 2025–May 2026. Tax: FY2025-26, per $100 of assessed value, county + city only. Drive: OSRM free-flow routing, 12 Oct 2026. Sources at the foot of the page.
One ZIP, one tax rate, a lot of volume: $644k on about 950 homes in twelve months, more than Matthews and Mint Hill together. For the six-area view, go up to where to live in Charlotte.

On the typical $644k sale the county and city line is $4,938 a year. Charlotte adds a $120.30 curbside solid-waste fee and a $30 vehicle fee per car; fire and stormwater charges are separate and vary by parcel.

Three things, and the first one is printed on the tax bill.

For FY2025-26 Mecklenburg County charges 49.27¢ per $100 of assessed value and the City of Charlotte 27.41¢, 76.68¢ combined. The arithmetic is rate × assessed value ÷ 100, so the three bills that matter here are:
| Assessed value | County 49.27¢ | City 27.41¢ | Combined 76.68¢ |
|---|---|---|---|
| $644,000, the typical sale | $3,173 | $1,765 | $4,938 |
| $750,000 | $3,695 | $2,056 | $5,751 |
| $1,000,000 | $4,927 | $2,741 | $7,668 |
Add the city's $120.30 curbside solid-waste fee and the $30 vehicle fee per car, both on the same chart. Stormwater and any fire or service-district charges are separate lines and vary by parcel, which is why the only bill worth trusting is last year's bill on the parcel you are offering on.
Three dates belong next to those numbers. The county's FY2027 rate was adopted unchanged at 49.27¢ on 2 June 2026. On 8 June 2026 Charlotte's council adopted a 1.89¢ increase in its FY2027 budget, per WSOC; the city did not state the resulting rate on a readable page, so we show the FY2025-26 chart and note the city half is about 1.89¢ higher this year, roughly $142 more on $750,000. Then the revaluation: Mecklenburg reappraises in 2027 and mails notices early that year, after which county and city set new rates against the new values. Union County went through that cycle in 2025; the Waxhaw page shows what it did to the rate.

From Johnston Road at Ballantyne Commons Parkway it is 16.5 miles and about 26 minutes to Trade and Tryon in Uptown, and 14.7 miles and about 26 minutes to the Charlotte Douglas terminal, both on a free-flow routing run on 12 October 2026. The symmetry is the geography: I-485 is right there, and the airport is around the ring to the west.
Hold two things against those numbers. No published point-to-point peak-hour matrix exists for Charlotte; CRTPO, the regional planning body, maps only tract-average commutes, most of them in the 21-to-30-minute band. So 26 is the off-peak floor, and any morning figure on a listing site is somebody's assumption. The Charlotte Regional Business Alliance quotes about 20 minutes to the airport for Uptown, South End, Ballantyne and SouthPark, consistent with the floor and no more precise than it.
If the week has Uptown days in it, drive Johnston Road and I-485 at 8 a.m. before you choose a street. The difference between Ballantyne and Waxhaw is 13 minutes each way on the map and more at the hour that counts; between Ballantyne and Myers Park it is 18 minutes and about $600,000.

Inside the city limits the questions are usually about the house and the association rather than the well, though you confirm water and sewer service on the parcel anyway.

About 950, on Redfin's count of residential sales in ZIP 28277 from June 2025 to May 2026: roughly 79 a month, or 18 a week, so there is always something new to see and the ones you liked last month are usually gone. For scale, the whole City of Charlotte traded about 11,400 homes at a typical $425k in the same twelve months; Ballantyne is around one in twelve of the city's sales at half again the city's price.
The neighbours in the same band show where the volume is: Waxhaw, Marvin and Weddington moved about 1,000 homes at $731k; Lake Norman's 28117 about 820 at the same $644k; Carmel and south Charlotte's 28226, next door, about 570 at $659k. ZIPs whose typical sale sits between $500k and $750k hold a third of the region's sales.

Not a large new for-sale community that we could find on a readable builder page at publication. The construction in Ballantyne is the district: Stream Park and the TD Amphitheater in 2023, The Bowl's tenants in 2024 and 2025, the 26-storey Oro apartment tower in late 2025 and a Wegmans opening 14 October 2026. For new detached-home communities, the volume is in Waxhaw and Marvin and around Lake Norman.
