The short answer

One-level homes are here, but not evenly. Builders in the South still finish about half their new houses as one story, and in the North Carolina suburbs much of that supply sits in newer communities. In town it is thinner: a local searching in 2023 called one-level and master-on-main condos “scarce.”

The hospital is rarely far. From the eight town centres on this page, the nearest Atrium or Novant hospital is 3 to 19 minutes away on a free-flow map estimate. What usually gives is one of three things: the walk to shops, the size, or the drive to family.

Which amenity communities are in North Carolina?

Builders sell one-level living in a few named communities. These three are in North Carolina and their builder describes each as a 55+ community. Most one-level homes in the area are not in one.

The trade-offs

What do you give up for one level?

~1,500sq ft

Space, in town

“One-level or master-on-main condos are scarce. They are scattered through-out the area. They tend to be about 1500 SF.” A local, replying to a couple who wanted at least 1,700. Another found no 55+ listing inside the I-485 ring, regardless of price.

$350+a month

The fee

The same reply: “the fees seem to be at least $350/month.” That was 2023 and one person's search, not a statistic. A fee is part of the payment; what it covers decides what it is worth.

03

One level, or a walk to things

A local pointed out that the amenity communities sit in the suburbs and are not walkable to much. If you want shops and care reachable without a car, the search starts with the town centre and works out to the house.

41min to CMC

Near family, or near the flagship

Downtown Mooresville is 8 minutes from its own hospital and 41 from Carolinas Medical Center; Myers Park is 4. Decide which drive matters most: to family, to your specialist, or to the emergency room.

At the showing

What should you check on a one-level home?

“One story” on a listing is the start. These eight decide whether the house works on an ordinary day, and in ten years.

0 of 8checked on this house
  • Count them at the front door, the back door and the door from the garage. A one-story house can still have steps up to every door; a level entry added later is a cost to price before the offer.

  • “Even a 2-story townhouse if master is on 1st floor” is a fair search, as long as the rooms you use every day are on the main floor. Note what is upstairs, and who would climb to it.

  • Look at the shower entry (a curb, or a step into a tub), the room to turn, and where grab bars could be anchored. Ask the inspector to note it in the report.

  • Measure the narrowest door on the daily route: entry, bedroom, bath. Widening a doorway is carpentry, not a weekend, so know before you offer.

  • “I would need 2 BD / 1.5 BA minimum as family will visit / stay often enough.” Count the guest room and its bath, and whether the office has to share it.

  • Ask for the budget, the reserves and the list: roof, exterior, lawn, water, the insurance on the building. Get today's fee for this home, not the community's range.

  • Drive it from the house, not the town centre, and at the time of day you would make it. The minutes on this page are free-flow map estimates.

  • Ask for the occupancy, guest-stay and rental rules in writing, and read them before the offer, not at closing.

Quotes from the City-Data forum, Charlotte, 2023, as people searching for a one-level home put it.

A recent move

From eight wooded acres to one level on one.

My clients were leaving an eight-acre lot with a wooded cabin at its center and a long, canopied driveway. What they wanted next was smaller: about an acre, one level, an open plan with rooms for everything they do, and space for two large dogs to run.

We met at a tour. After that first conversation I ran my own search and set up three homes. They fell for the first one that day, the second home we had seen together.

It had been on the market a few months, and the seller had already moved out and wanted a quick sale. We bought it under market value. It had just been renovated: a new kitchen, dark hardwood floors, modern bathrooms, a newly fenced backyard on the acre, and a front drive wide enough for two work vehicles.

  • 2ndhome we saw together
  • Undermarket value, on a quick sale
  • +$50kappraised above the purchase price

One client's purchase in the Mint Hill area. Every sale is different; past results do not promise future ones.

Questions

The questions people ask.

How close to a major hospital?

From the eight town centres on this page, the nearest Atrium Health or Novant Health hospital is 3 to 19 minutes away, and Carolinas Medical Center, Atrium's flagship and the region's only Level I trauma center, is 4 minutes from Myers Park and 41 from downtown Mooresville. These are free-flow map estimates from 29 October 2026; drive it from the house at the hour you would go.

What do you think of Cresswind in Mint Hill?

Here are the facts rather than an adjective. Kolter Homes describes Cresswind Charlotte as a 55+ community on 370 wooded acres, with 2 to 4 bedroom plans; on 29 October 2026 its page listed the final homes remaining. It is about 5 minutes from Novant Health Mint Hill and 26 from Carolinas Medical Center. Whether it fits is about the house and the drive. Email me and I send what is left.

Is that even possible, or am I asking for too much?

One level, near care and near family is possible in most of the six areas. What usually gives is one of three: the walk to shops, the square footage, or the price. A local put it plainly in 2023: “that's a tall wish list.” Decide which of the three you would trade first, and the search gets short.

Are there single-level condos?

Some, scattered. A local who searched in 2023 called one-level and master-on-main condos scarce, about 1,500 square feet, with fees of at least $350 a month. A townhouse with the primary bedroom on the first floor widens the search a great deal.

Do I need a 55+ community to find one level?

No. About half the new single-family houses finished in the South in 2025 were one story (51%, Census Bureau), and most of them are not in age-restricted communities. The 55+ communities are one route, with amenities and an HOA; resale ranch houses and primary-on-main plans are the others.

What about Davidson?

From Davidson's town hall, Atrium Health Lake Norman in Cornelius is about 9 minutes and Novant Health Huntersville about 15; Carolinas Medical Center is about 34. One-level homes there come up listing by listing; email me and I send the current count.

How hot is Charlotte in the summer?

July's normal high in Charlotte is 90.3°F, and the airport averages 49 days a year at 90°F or more, nearly all of them in June, July and August (NOAA 1991–2020 normals, Charlotte Douglas). The other nine months are mild. A covered porch or a screened room is where a one-level house earns its keep from June to September. Month by month, with what it means for the house: the heat, honestly.
