The short answer

California's top income-tax rate is 13.3% in 2026 (12.3% plus the 1% tax over $1M); North Carolina's is a flat 3.99% with no local income tax. A $1,000,000 home bought new in California pays about 1% of its price in property tax under Proposition 13; the same assessment in Charlotte pays $7,668 and in Weddington $4,692.

Selling there costs $4.50 per $1,000 in the City of Los Angeles plus the county's share, and $3.75 per $500 in San Francisco from $1M; selling here costs $1 per $500. The Q2 2026 medians were $860,000 in the LA metro, $1,420,000 in the Bay Area and $1,075,000 in San Diego, against $400,000 across the Charlotte region.

The tax difference, in numbers

California versus Charlotte, line by line.

Four lines decide most of the arithmetic. Same year on every row; a $1,000,000 home where a home is needed.

Customary allocation: in Southern California the seller customarily pays the documentary transfer tax; the contract controls. The county rate for Los Angeles and San Diego is the standard $1.10 per $1,000 (Revenue & Taxation Code §11911), which could not be read on an official page at publication and is given as "about". Every figure is for the year shown and is the statutory rate or the arithmetic on it; run it with your accountant.

Sell there, buy here

A California sale and a Charlotte purchase: which goes first?

The equity usually sits on the California side, so the order is a cash question before it is a calendar one. Three ways to sequence it.

  • Sell firstList in California, close, and buy here with proceeds in hand. The cleanest offer here; the cost is the gap, a furnished rental or two moves. Works when the California sale is the uncertain one.
  • Buy firstBuy in Charlotte on a contingent offer or on income alone, then sell. The contingency weakens the offer, and carrying two mortgages across 2,400 miles is real money. Works when the California house is a sure sale and the Charlotte house is the rare one.
  • BridgeA bridge loan or a buy-before-you-sell programme fronts the Charlotte purchase against California equity, then the California sale repays it. Fees and a higher rate for the months in between, for a non-contingent offer and one move. Works when the equity is large relative to the Charlotte price, which for most California sellers it is.

The three orders in detail: sell first · buy first · bridge.

How a Charlotte closing works when you are in California.

  • An attorney closesThe legal work of a North Carolina residential closing is reserved to a North Carolina attorney (State Bar Authorized Practice Advisory Opinion 2002-1): title opinion, deed, deed of trust. The attorney holds the funds, records and disburses; there is no escrow or title company in the California sense.
  • Power of attorneyA specific power of attorney, drafted by the closing attorney and cleared by the lender and title insurer, lets a named person sign for you here. Ask for it on day one of the contract.
  • Mail-awayThe attorney sends the package; you sign before a notary where you are and overnight it back. Allow three business days for the round trip and the lender's review.
  • Remote electronic notarizationNorth Carolina's remote electronic notarization law (Chapter 10B, Article 2, Part 4A) took effect on 1 July 2024; whether a given closing can use it is the attorney's, lender's and title insurer's call.
  • The timelineDue-diligence period of two to four weeks, closing two to six weeks after. Allow a week for a mail-away round trip, and the three-hour time difference when the attorney's office closes at five.

Due diligence and earnest money are two separate deposits in North Carolina; the due-diligence fee is the seller's to keep once paid. The sequence is in the mistakes list.

Where to look

Where the California budget tends to land: three areas, by the numbers.

Facts about the places, not the people in them. Bay Area equity reaches the top of Charlotte's in-town market; an $860,000 LA-metro sale lands in the middle of the suburban ring. The three that come up most:

Frequently asked

The questions people type.

How much lower are taxes in North Carolina than California?

On income, the top rates in 2026 are 13.3% in California and a flat 3.99% in North Carolina, and neither Charlotte nor Mecklenburg County adds a local income tax. On property, a new $1,000,000 purchase pays about 1% plus local debt in California and $7,668 a year in Charlotte or $4,692 in Weddington. On a sale, California cities add their own transfer tax; North Carolina's excise is $1 per $500 statewide. Run the lines that apply to you with your accountant; the rates are public, your return is not.

Do I pay the Los Angeles Measure ULA tax when I sell?

Only if the price is over $5,400,000 for a closing after 30 June 2026, when the 4% rate begins; 5.5% applies at $10,900,000 and above. Below that the City of Los Angeles charges its base $2.25 per $500 plus the county's documentary transfer tax, which on an $860,000 sale is about $4,816 in total. The thresholds adjust each July.

Will my property tax go up when I move from California to Charlotte?

Usually it goes down on a like-for-like value, and the mechanism changes. California resets the assessment to your purchase price and then caps growth at 2% a year, so long-held owners pay well under 1% of market value. Mecklenburg County revalues every property on a cycle (next in 2027) and applies a rate, 76.68¢ per $100 in Charlotte for FY2025-26, to that value. On a $1,000,000 assessment that is $7,668; in Weddington, 46.92¢, it is $4,692.

Do I have to be in Charlotte to close on the house?

No. North Carolina closings are run by a North Carolina attorney, and you can sign from where you are: by a specific power of attorney drafted by that attorney, by a mail-away package signed before a local notary, or, where the attorney, lender and title insurer agree, by remote electronic notarization under the state law in force since 1 July 2024. Plan one trip for the inspection week if you can; the closing itself does not need you in the room.

What does a California budget buy in Charlotte?

The Q2 2026 medians were $860,000 in the Los Angeles metro, $1,075,000 in San Diego County and $1,420,000 in the Bay Area. In Charlotte the regional median was $400,000 over the twelve months to September 2026; the typical sale was $1.25M in Myers Park, $731k in Waxhaw, Marvin and Weddington, and $644k in Ballantyne and in Mooresville. The same money is a different position in each area, and the tax on it moves too; the hub has all six on one table.
