The short answer

The Virginia median sale was $420,000 in September 2026, and Northern Virginia's $744,950; the Mecklenburg County median in August was $468,000.

Of the people who moved to the Charlotte area from another state, 71% live in rented homes. Renting first is the common way in; the other is to choose the part of the city from Virginia, buy before you arrive and move one time. A North Carolina closing does not need you in the room.

Buying from away

How does a Charlotte closing work from Virginia?

The other way in: choose the area from where you are, buy before you arrive, and move one time. Settle each of these with the closing attorney, and tick them off as you go.

0 of 5settled for this move
  • North Carolina closings are attorney closings: the State Bar's Authorized Practice Advisory Opinion 2002-1 says a non-lawyer may not handle a residential closing for any party, so a North Carolina attorney examines the title, prepares the deed, records and disburses. You do not have to be in the room.

  • The package is sent to you to sign before a notary where you are, and couriered back. The attorney, the lender and the title insurer choose the route between them; settle it before the contract is signed.

  • A power of attorney for this one closing, signed and acknowledged (G.S. 32C-1-105) and registered with the register of deeds before the deed (G.S. 47-28), lets a named person sign for you here.

  • Remote electronic notarization under Chapter 10B is written into North Carolina law, but it is not available yet: the state has not issued its first license.

  • The calendar is set in the contract. North Carolina's Offer to Purchase and Contract (Form 2-T) has a negotiated due-diligence period, during which the buyer can walk for any reason and pays the seller a due-diligence fee for the right, then a settlement date the parties choose. Set the Charlotte settlement date against the sale or lease-end in Virginia, with underwriting time and a courier day inside it.

Questions

The questions people type.

Is it cheaper to live in Charlotte than Virginia?

Not by the statewide number alone: the Virginia median sale was $420,000 in September 2026 and Northern Virginia's $744,950, against a Mecklenburg County median of $468,000 in August. What the money buys depends on the area: the six below run from $506k–$553k in Matthews and Mint Hill to $1.25M in Myers Park and Eastover. Line items: the cost of living in Charlotte.

Should I rent first when I move from Virginia to Charlotte?

Most people do. Of the people who moved to the Charlotte area from another state, 71% live in rented homes (Census ACS 2024 1-year, table B07013, Mecklenburg, Union, Iredell and Cabarrus counties). Two ways work: rent short, with a buy-by date set the day you sign the lease, or choose the part of the city from where you are now and buy before you arrive, closing through a North Carolina attorney without being in the room. The quiz helps you choose the part of the city either way.

Do I have to be in North Carolina to close on a house?

No. North Carolina is an attorney-closing state, and the attorney can take your signatures two ways today: a package sent to you to sign before a notary where you are and courier back; a limited power of attorney for this one closing, signed, acknowledged and registered with the register of deeds before the deed. Remote electronic notarization is written into North Carolina law, but the state has not issued its first license yet. Agree the route before the contract is signed.

Where do people moving from Virginia to Charlotte look for homes?

The six areas where most of the $500k–$1.5M market trades: Ballantyne ($644k typical, 26 minutes to Uptown and the airport), Waxhaw, Marvin and Weddington in Union County ($731k), Mooresville and Lake Norman ($644k, a 32,000-acre lake), Myers Park and Eastover ($1.25M, 8 minutes to Uptown), Huntersville, Cornelius and Davidson ($576k–$653k on I-77) and Matthews and Mint Hill ($506k–$553k, 19–22 minutes to Uptown). Each has its own page with prices and the drive.

How hot is Charlotte in the summer?

July's normal high in Charlotte is 90.3°F, and the airport averages 49 days a year at 90°F or more, nearly all of them in June, July and August (NOAA 1991–2020 normals, Charlotte Douglas). The other nine months are mild. Month by month, with what it means for the house: the heat, honestly.
