Realty Transfer Fee: the Division of Taxation's fee schedule was not readable at publication, so no RTF dollar figure is stated; the Division's page is linked below. New Jersey closings run through attorney review and a longer contract-to-closing calendar than Charlotte's; the two rarely line up on their own. Three ways to sequence it.
The three orders in detail: sell first · buy first · bridge.

Due diligence and earnest money are two separate deposits in North Carolina; the due-diligence fee is the seller's to keep once paid. The sequence is in the mistakes list.

The seller. P.L. 2025, c.69 moved the fee on residential sales over $1,000,000 from the buyer to the seller for deeds recorded after 10 July 2025 (contracts fully signed before that date and recorded by 15 November 2025 were grandfathered). It is charged on the entire price: 1% to $2,000,000, 2% to $2,500,000, 2.5% to $3,000,000, 3% to $3,500,000 and 3.5% above that, on top of the Realty Transfer Fee. New Jersey's 2026 rate schedule tops out at 10.75% over $1,000,000, with 8.97% between $500,000 and $1,000,000 and 6.37% from $75,000. North Carolina charges a flat 3.99% for taxable years after 2025 and no city or county adds a local income tax. Which state taxes which months of income in the year you move is an accountant's question; ask it before you set the closing dates.
No. North Carolina closings are run by a North Carolina attorney, and you can sign from where you are: by a specific power of attorney drafted by that attorney, by a mail-away package signed before a local notary, or, where the attorney, lender and title insurer agree, by remote electronic notarization under the state law in force since 1 July 2024. Plan one trip for the inspection week if you can; the closing itself does not need you in the room.
That depends on what you need from a house, so here is what is there rather than an adjective. ZIP 28173 had about 1,000 sales a year at a $731k typical; the lots are larger than inside the I-485 ring; combined property tax runs from 46.92¢ in Weddington to about 72.42¢ in Waxhaw, against 76.68¢ in Charlotte; there is a 40-bed hospital, a 1,050-acre county park and a master-planned community of about 2,000 lots; the drive is 39 minutes to Uptown and 47 to the airport with no traffic, and there is no interstate. If those numbers fit your week, it fits.
Tax figures are the statutory rates and the arithmetic on them, for the year shown; they are not a quote for your return. Run every line with your accountant before you list or sign.
